#1: Use the "smalls" in a room to add flavor and reduce overall costs
You can add personality to your space by adding accent pieces such as cushions, rugs and art to your furniture. You will eventually get bored of your "smalls" in a few years and want to replace them.
Your staples should last for 10+ years. It's cheaper to replace your smalls more frequently than your larger pieces. Rugs are considered smalls unless you choose a higher-end investment carpet.
#2: Artwork doesn't have to match the color of your room.
Mixing different mediums of art into a space is a good idea. If you have an oil painting that is too large and needs to be seen in a variety of spaces, you might also consider adding a black and-white abstract photograph or painting.
You may also want to add sculptural elements to a room if there is a lot of photography. Your art should be an accent to the space and not a focal point.
#3: Always, always and always measure first.
Do not attempt to build a room from scratch. You will most likely end up buying a smaller piece than you need to make the room work.

#10 -- More chairs are better
Personal opinion is that there can never be enough chairs in one space. You can find everything from large, comfortable chairs to small, antique chairs in a corner of your room.
Are you lucky enough to have a bathtub? Place a chair next to it to hold your candles. You need somewhere to put your shoes and sit in your bedroom? A chair that is interesting can be placed next to your nightstand.
#11 - Keep different types of flooring to a minimum
You want the spaces to flow well, even if you have a smaller house, so you should use the same flooring throughout your home. You will have a bigger home with a seamless flow from one room to the next.
There will be places where you'll need to use a different type of flooring, such as in a bathroom with a bathtub or shower, or anywhere that gets wet.
